In present, real estate industry in many big cities of our country is developing vigorous, but the traffic congestion condition is becoming serious day by day. In the situation, this article chose to analyze the relation between municipal transportation and the real estate. Hoping the research has a little of contribution for the coordinating development between municipal transportation and the real estate industry.Based on the Urban Morphology theory, the paper analyzed qualitatively the interrelation of reciprocity between real estate and the municipal transportation. Then discussed the real estate and the municipal transportation coordinated development in this foundation, and advocated the mass transit guides the property development pattern, and at the same time analyzed the simple economic principle about the difference of the conventional public transportation and the track public transportation to the real estate price influence.Based on the qualitative analysis, this article has also established the transportation cost and the real estate price quantitative model. And linking the data of Real estate project of ba-tong regions in Beijing, it analyzes the relations between conventional public transportation cost and the housing price, and the relations between the track transportation cost and the housing price. Two systems contrasts analysis, the result demonstrate in conventional public transportation cost and housing price relations, running time variable to housing price influence biggest, but in the track transportation and the housing price relations, the collection time variable is biggest to the housing price influence. Then the article analyzed two kinds of transportation respective merits according to the result, and advocated the linking the track stand in outer suburb and the conventional public transportation to guide the property development, and enhances the radiation scope of the track transportation stand.In the case analysis, this article also contrasts the correlated index of Beijing and the Xi'an, as well as linking the actual situation of Xi'an, analyzes the influence of Xi'an subway construction to the real estate simply. The analysis result had demonstrated the second lines newly built could strengthen the commercial and the work property competition of the city area, and the price could have the further promotion; In the beginnings and ends region of the second line, especially the North part, the housing property can form in particular gathers, and the price has the bigger promotion space.This article has analyzed the municipal transportation and the real estate relations from qualitative and the quantitative two aspects. Analyzes through above, has provided the new reference content for the urban planning, may provide the certain reference for the property development quantitative estimate, and provided the new research angle for the project appraised theory.
