With the accelerated process of urbanization and the migration to towns, resulting in the constantly expanding of the scale and intensity of the resources using and the environment, the increasingly prominent of the land resources supply and demand, the deepening crisis of space resources, the Diversity and diversification of urban life will bring the result that the urban spaces are more multivariate and comprehensive, leading to the construction of urban complex that makes the land uses more efficiently, the spaces more comprehensive and intensive, and the functions more composite and efficient, is focused on by people day by day. So many large and medium-sized cities are spring up more urban complex.At present, the development of urban complex is just entering the initial stage or developing fast in many cities in our country, and the development mode is real estate development. The nature of the real estate developers decides that the site selection of urban complex under the guidance of real estate purposes on chasing for economic benefits, ignoring the environmental and social benefits, and considering less in digging functional properties of the city and offering driving force for the region and urban. This paper comparatively discuss the site selection of urban complex on two perspectives that are urban planning management and real estate development, putting forward how the site selection of urban complex under the guidance of real estate impacts the city’s comprehensive transportation system, urban environment and urban culture, as well as problem-solving ideas and examples analysis combining Xi’an North Railway Station Complex.This paper systematically review and sum up the theories and practice of the site selection of urban complex at home and abroad, and start discussion on the site selection of urban complex from the perspectives of urban planning and real estate oriented angles, trying to raise the urban complex sitting principles under the perspective of urban planning, and to determine the site selection of urban complex under the perspective of urban planning on many impacts, such as traffic, construction suitability, facilities, landscape, society, history, culture and others. This paper focuses on discussing the site selection of urban complex under the guidance of real estate on four major aspects, that includes site location, land’s status quo, culture condition and land use planning conditions, researching the effects may exist on real estate development orientation of urban complex location, and trying to suggest ways to solve problems. As a systematical subject, urban complex location may involves a number of related issues, and this paper does a preliminary study on these issues, to make a holistic study.I hope this paper can provide reference and experience on the real estate development orientation of urban complex location, and cause the government departments and the development enterprises attach great importance to this problem, so as to promote the cultivating of the real estate development orientation of urban complex.
