With the development of our economy in the last few years, the construction engineering quality becomes the focus. People pay more and more attention to it. The government has strengthened to make regulations and standardized the construction market. Pricing method in the diverse investments drives us to the new situation and forces us to face the problem that we keep the high item quantity with a low investment value at the same time. It's a major mission for a construction enterprise that gaining the max profits in the fair competition and surviving in the building market.With a true case of the Guang-tai mansion engineering construction, this text pays attention on the main problems and analyzes a core reason from the construction background of that item, which coming from the aspects of invests and quality requests.The investments owner signed a fixed price contract with the contractor. The contract is based on the quantities of the list of items. The owner has selected the contractor with a lower price, which can hurt any normal medium general contractor deeper. In the next construction stage, how to control the cost under the expected level and take the advantage of the technique are depending on the advance management to guarantee the engineering quantity and gain the reasonable profits is a key problem that the construction enterprise must face to.This project has already applied the Long-jiang cup, which is a province class reword title for no common fault engineering. This high building is in the first building grade and its' Fire-proof grade is first class. It has more functions, such as parking, meeting, transact, dining and residence, in the comprehensive frame- tube body structure of high building. It is very difficult to make the quality of the high building conform to no common fault engineering regulation in the complexity construction. So the key point is how to control the quality to agree with the standard level. By finding out the main pressure of that item, the builders will solve these questions in the management of construction. We determine the key points of the cost by analyzing and separating the sub-item effectively.By the cost calculation of this item, the builders know the foundation and the main work cost 65% of the total price and reinforced concrete work has 85% of these two parts value. The builders control the cost of the reinforced concrete work in foundation and corpuses as breakthrough, they drew up keeping their eyes on the construction measure biggestly, resources consume mostly and sub divisional work of items taking up the main cost price to get a better controlling of the reinforced concrete bar, the frames beam and floor slab in the foundation and the main work.The managers of the item think that only have to control the main part investments of the item, they can control the quality of the whole item well.In the next construction practice, the manager selected the quantity control work point with method of the construction prepare control, construction process control, finish construction to check before acceptance control and the dynamic state control of the quantity, control in the before the event control, matter, the application that after the event control. Make use of the PDCA circulation principle as a controlling tool, the manager control the quality of the main work in this stage by controlling the resources, organization, technique etc. At the same time, the manager should consult the balance between the engineering advance payments and the cost physically in amount, then make use of the feedback result to consider whether the quantity control is valid or not, and judge the measure to draw up the next moving information. The managers robust the quality control system with the result of practice.Writing the quality manuals, drawing up the quality policies and the technique targets, make it have more uses, systematicnesses, maneuver abilities and operations. The result that we get in the case can supply a bit of practices for the construction enterprises in the future work.
