With the serious shortage of the construction land, the maintenance transformation and the reuse of the old buildings have drawn many people's attention, especially under the background of construction of the"resource-save and environment-good type city", the maintenance transformation mission of those buildings record the city development is heavy. So, in order to protect and transformate these old buildings better, establish reasonable maintenance advice and decision, ensure the optimization of structure, the maximization of interests and the minimization of investment of buildings after maintenance, a more systemic decision-making model should been set up. Taking the project of conservation and utilization for historic buildings in Chaozhou City, Guangdong Province for example, the RCM theory will be used to solve the maintenance of buildings in the paper.Firstly, the actuality and development trend of existing building maintenance were analyzed; the research purpose and significance, the research methods and technique were proposed.Secondly, the basic problems and analytical process of RCM theory were discussed; the implementary principles and advantageous were explored; the applicability of RCM to historical building maintenance was analyzed.Thirdly, the analytical process of historical building maintenance was discussed by RCM theory. What's most important, the main function and function standard of historical buildings, the FMEA analysis of such functions were analyzed; the logic decision of historical building maintenance was set up.Finally, the maintenance decision-making model of historical building was put forward based on RCM; the optimal object function was set up; the fuzzy multiple attribute group decision making method was used in Chaozhou historical building and the optimal maintenance method was confirmed.
