The real estate industry of china has been booming because of the policy of fostering the new economic growing point since 1998. However, the industry experienced a way of extensive style because most of the developers are not mature. As the age of private consumption arrives, the residents become more and more captious, which challenges the developers greatly. In the mean time, after our country become the member of WTO, the foreign gigantic real estate company will inevitably enter the civil market, which brings more serious competition. Under this background, it has become an important subject to enhance the competitive power and change the way of economic growth from extensive style to intensive style. Based on the industrial characteristics, this thesis analyzes the market structure and the enterprise conduct of the real estate enterprise by using the analytic model of the mainstreaming theory of industrial organization. In the analysis of the market structure, we focus on the scale economy, the market concentration and the barriers to entrance. We think it is just dissimilation that leads to the excessive entrance to the real estate industry. The enterprise is relatively too small, which brings up to the low efficiency. In the mean time, because of the low concentration, the big enterprises cannot conform to the market effectively. And then, we analyze the enterprise conduct from the three aspects: the rational competition conduct, the uneven competition conduct and the excessive entrance. At last, the paper brings forward the corresponding solutions according to the existing problems.
