Investment environment is the essential condition of the investment action and the reflection on the fund absorbing capability of the region. Sustainable development of real state causes the economic growth. Therefore, it's a very important research subject for investor and the fund recipient to study systematically the investment environment of the real estate.At present, the research on industrial investment environment is relatively few, even less the real estate. According to the principle of theoretical research combined with case study, this paper, first, researches the theory and method of assessment establishing the index system of assessment on investment environment of real estate. Second, the investment environment of real estate is systematically evaluated from macro-middle-micro point of view by combining qualitative with quantitative in Yinchuan.Main content of the paper:(1) The source and development of research on the theory of investment environment was introduced systematically, especially emphasizes on the utility of urban area and the theory of spacial structure and the location theory, which have directly guided significance to investment environment of real estate. Furthermore, method of assessment is seleeted and index system of assessment is established by synthetical assessment on investment environment of real estate.(2) The problems of present situation about investment environment are analyzed in Yinchuan, including the feature of development, problems and its prediction of demanding and accommodation, the macro-middle-micro comparison superiorities and its problems in real estate investment.(3) Comprehensive competitiveness of investment environment of real estate of Yinchuan and 53 cities in western region is evaluated quantitatively by applying data reduction analysis and adopting SPSS statistical software.(4) Commercial, industrial and housing real estate are studied by applying the method of qualitative analysis from middle-micro perspective.(5) Policy counter-measures and suggestions are put forward to improving investment environment of real estate.(6) Conclusions is made and problems to be settled are analysed.
