The goal of economic system reform is to set up a perfect socialism market economic system. As a part of it, housing system reform in town and city should select the road of market and realize efficient housing allocation with supply and demand mechanism of market in order to conform to it. Especially after urban housing system has experienced kinds of disadvantages taken by traditional welfare allotting dwelling houses system, demand for commercialization, monetization and socialization of housing is more pressing and the influence which market mechanism of demand and supply plays on housing resources allocation is more and more important.Since we have introduced market mechanism, we should run real estate in accordance with the law of market economy. Above all, we must make it clear that urban housing market is a buyer's market now and its dominant factor in the market is the customer's demands. It requires us to persist in making demand as working center, housing construction face to the public mow and future and "two-face" as housing construction's foothold and starting point. Facing to the public is to face realistic effective demand, to face all kinds of demand of customers on different demanding levels. Facing to the future is to face change of demand characters, demand tendency and make market investigation and forecast well. In a word, only after we have grasped customers' consumption demand now and in future, real estate enterprises could be in an invincible position, the competent departments in charge of real estate could play government macro-control functions better, the real estate industry could develop steadily and meet people's continuously increasing demands for housing.Today, experts in real estate, financial institutions and the competent departments in charge of real estate are gradually realize that having a full understanding of economic factors which affect housing market demand is essential to make wise decisions. So, the objective of this thesis is to analysis the existing situation and character of urban housing market demand and its changing trend in next consecutive years, to raise some corresponding solutions, to cause some departments to analysis the demand of housing market, especially pay attention to quantitative analysis, and to provide references on making scientific, effective, proper general and specific policy. In order to achieve this aim, the author collects a lot of data referring to housing demand, make a serious analysis on potential demand and effective demand in urban housing market with basic economic models, and then give a persuasive analysis and forecast on urban housing market demand of China in an all-round way at present and in next continuous years. On the basis of these and using the experience of some experts' opinions, the author raise his owncountermeasures to fuel effective demand, increase effective supply and develop urban housing market of China. It covers eight parts:1 Practical significance, present research situation and guiding ideology of this research.2 Nature of commodity of housing and basic law of market supply and demand. (Focusing on general character of housing as common goods.)3 Character of housing demands. (Mainly on housing specific character as special goods.)4 Analysis on potential demands of housing. (Mainly caused by population increasing and improvement of living standard.5 Analysis on housing payment capacity. (Analyzing people's purchasing power on housing from income, consumption level, pattern of consumption and bank savings.)6 Analysis on vacancy problem in housing market. (Well defining the definition of vacancy rate, rationally judging the level of vacancy rate, and then answering the question whether there exists bubbles in real estate market now in China.)7 Research on countermeasures.
