| Along with the rapid developing of our national economy, and the gradually increasing of people's standard of living, the proportion which is shared by the real estate industry in national economy is becoming more and more, and the rapid developing in the real estate industry is now driving national economy developing more quickly. But when those enterprises in the real estate market invest blindfold, it will seriously influence the national economy's health developing, so it not only has theoretic meaning but also has realistic meaning to earnestly investigate and analyze the national macroeconomic situation and the real estate market, to grasp the development trend of the real estate market, to study the operating investment theories and methods for the real estate enterprise, and to guide the real estate enterprises operate right. Aiming at the goal, this thesis made some pilot study in the operating investment theories and methods. Those includes: (1), analyzing the present operating investment situation in the real estate market, such as exterior environment situation analysis, developing trend analysis and market chance analysis. (2), establishing the operating investment and invest-planning procedure and method system for the real estate enterprisesIn addition, this thesis made experience testing analyzing for the operating investment and invest-planning case from Chengdu HuiLian House Operating and Managing Co.,. On the basis of analyzing its present investing situation, I put forward the invest-planning blue print and portfolio investing blue print. Finally, this thesis analyzed the investment risks which was faced by Chengdu HuiLian House Operating and Managing Co.,, and at the same time, I given some methods and suggestions against it.
