With the development of economy and urbanization in China,people need more residence. Property Management of residence has become more and more important,and has been paid more attentions by customers. On such background,this thesis discusses two factors that block the improvement of Property Management. One is that some suppliers have not realized that Property Management is service and is not management;the other is that suppliers have no logical theory and no such a scientific tool to investigate and analyze people's opinion.This thesis discusses that the inbeing of Property Management is service. In the thesis,the theory of Customer Satisfaction (CS.) is used in Property Management,and the system of evaluating the degree of CS (SEDCS.) has been set up,which includes a system of indexes,the method of investigating and of the statistic of data.At last,the article gives an example Based on the analysis of one residence in Hangzhou. We get the whole and the indexes' degrees of the Customer Satisfaction,and also we find out the key factors that affect the Satisfaction.
