Asset securitization is one of the most important financial innovation in the field of international finance in recent years. This reflects the economic globalization. From the practice in the western countries, especially the US, asset securitization must be firstlysecceed in constructing the secondary market of housing mortgage loan.This article analyzes the international trend of securitization of housing mortgage loan and the conditions of developing mortgage securitization in China in the current phase, and also proposes the author's own viewpoints on process installment, security designing, security price, risk guarding, etc.This article is divided into five chapters. In the first chapter, the author introduces the definition and features of asset sucrtirization and analyzes the economic significances from micro and macro level. The author reviews the emergence and development of mortgage securitization in the world in the second chapter. In the next chapter, the author analyzes the current market condition of housing mortgage loan in China and reaches the conclusion that China ought to develop mortgage securitization.It shall be advantageous to Chinese real estate industry. In the fourth chapter, the author tells us how to develop mortgage securitization in China according to the advanced experience of other countries. Finally, the author analyzes the risks in securitization and proposes that the first market of housing mortgage loan must be perfected in order to develop the secondary market.
