The Research for controlling & avoiding the risks of financing of the real estate enterprise is so important that call for the attention of our inland enterprises under the new capital market surroundings. But, presently, the research is still on the bank financing, ignoring the new channels & ways, which come along with the opening market. The new channels & ways of financing are so different from the traditional way that we should take it into consideration in order to control and avoid the risks efficiently.The paper aims at applying some new solutions for solving the problem from the beginning, including making plan, comparing and innovating the ways of financing, exploring the atmosphere of financing, analyzing the various risks and so on. The conclusions are below.(1)Analyzing the most profitable capital structure of the national enterprise therorefically and practically in order to find out the elements, which affect the structure.(2)Presenting the solutions to the only-liability way, the only-interest way and both ways of financing as well, in order to cope with the new condition which is a block to the traditional way.(3)Exploring the new way of financing in the new conditions in order to help the enterprises to change their traditional conception of financing.(4)Applying the "Grey pattern" foreraluating the amount of capital, which the enterprise finances to solve the problem, esp. by the way of stocking.(5)Establishing the plan of enterprise financing strategy, which is helpful to the enterprise to obtain enough capital, including by the traditional bank way.On these bases, this article is distinctive from others by the following points:(1)Enlarge the financing risks to privileged financing and other ways, not restricted to the traditionalway, in order to help the executive to select the most preferable way, taking the potential risks into consideration.(2)Combine with the tendency of financing institution investigation to establish the pattern answering the evaluation and investigation of such institution, so as to help the enterprise to obtain the most fixed and privileged loan.(3)Apply the new management conception for controlling the risks to analyze the elements & degree which bring the risks by the ambiguous method, in order to help the executive to manage and avoid such risks.
