The documents summarized the methods of real property investment financial analysis in our country by researching the investment project of the Lu-mei group real property. The documents analyze the planning project with the method of ratio analysis, and get the conclusion that the draft is viable. At the same time an optimal probability restrict objective programming model with a view of momentary factors on the basis of usual financial appraisal index method. The model considers profit, cost, building requirement and opening space of residence zone .At the same time, it gets over the one-sideness only to pursue profit of exploitation in pursuit of integrate benefit of economy society and environment of residence zone. We can get different exploit project by changing the optimal order of profit, cost , building requirement and opening space of residence zone.
