In recent years, the rapid growth of our GDP has changed people's consumption structure thus brought the resuscitation of the real estate industry. The urbanization, the housing reform and the reconstruction of the old and danger houses stimulate the great development of this industry. And in the meanwhile, the government made a series of policy to support the rapid development of it. This macroscopical background has made real estate industry a chasing goal and made a large number of the public companies to transfer to real estate industry.This dissertation is aimed at analyzing the rationality of some public companies' transferring to real estate industry to predict the outlook for public real-estate companies and to give advice for those companies to get better achievement by studying on the actual achievement and management of those public real estate companies' and the return of their capital.The following findings are based on the research study.Finding 1: The mediocre achievement of the public real estate companies doesn't agree with the mounting development of the real estate industry. There are many reasons that lead to this result. Firstly, these companies don't have good management. Secondly, they don't have balanced structure, namely, the fierce competition caused by the concentricity of the time and district distribution of their coming into the market. Thirdly, some companies underwent the low tide of the development of the real estate industry thus have many problems left over by history that affect the achievement. Finding 2: Achievement polarizes the real estate companies. The retained profits are mostly made by the company who has larger scale, better specialization, reputation and management. The management difference can result in great difference in making profits. Scale management, specialized and centralized operation will become the developmental trend of public real estate companies. Companies that have good stock share structure, specialized managing group, efficient operating organization, super managing system, scale and brand advantages will surly win out in the fierce competition. Finding 3: The transition of many public companies has blindness. Involvement in or transition to real estate industry will bring great venture to the public companies. There are only 30% of the public companies involved that really brought profits to the shareholders. But the public real estate companies as a whole does not actually make a fortune.There are eight chapters in this dissertation. Chapter 1: The introduction to the character of real estate industry and the developing history of china's real estate industry.Chapter 2: An analysis on the macroscopical background of the real estate industry namely the running state of the country housing prosperity index and real estate industry and the policy background of the real estate industry.Chapter 3: Introduction to the public real estate companies.Chapter 4: Evaluation of achievement of a real estate company according to its capability of making profits and paying off debtsChapter 5: Analysis on EVA of public real estate companiesChapter 6: Analysis on finance venture of public real estate companies by applying finance prediction theoryChapter 7: Outlook of public real estate companiesChapter 8.9: Conclusion, suggestion and limitation.
