| In the riper real estate market abroad, the trade of second-hand house accounts for about 80% of the trading volume of the whole real estate, which is the important component of the real estate market. Meanwhile, the second-hand house is the important link of linking up step consumption of the real estate, which plays a very important role for vitalizing the stock house property, reconfiguring resources of the real estate, meeting pluralistic house demands of people, and promoting linkage and benign cycle of the stair, the second and the tertiary real estates market.The second-hand house of Beijing starts relatively late, but develops fast. In the past two years it has kept more than 100% growth trend, and the estimated trading volume of the second-hand house of Beijing will exceed 40,000 sets in 2004. But comparing in Chinese Shanghai with riper development of the market of second-hand house, the second-hand house market of Beijing still has much disparity. Especially in the aspect of construction of information platform, second-hand house index offices are established in Shanghai, which releases the Shanghai index of second-hand house regularly, for guiding the market and consuming and gets good result. Considering the fast development and current situation of obstructed information of the second-hand house market of Beijing, the setting-up of the second-hand house index of Beijing is extremely urgent.Under this background, this paper analyses current situation, characteristic and existent problems of the second-hand house market of Beijing, and studies theory and method of working out the index of the real estate both at home and abroad. Then the author puts forward the thinking and concrete operating sequence of structuring the second-hand house index system of Beijing. The author proposes that it is reasonable to draw lessons from Repeat-sale method, introduce the concept of" standard room ", then according to the revisory coefficient drawn through Hedonic theory, the sample price of the report period is revised, and the market guide price of" standard room " in report period is got. Finally, according to the calculation formula of index, the second-hand house price index in Beijing in report period is drawn. In addition, drawing the sample of making a deal actually, this paper makes simulative calculation about price index of second-hand house of Tuanjiehu, Chaoyang district of Beijing in May of 2004, regarding April of 2004 as the base period.Finally, this paper carries on the discussion to the construction of the prosperity index of second-hand house of Beijing, and selects the method of compositive index (CI), and chooses 9 indexes to participate in the calculation of the prosperous index, which exerts a great influence on second-hand house market of Beijing. |
