Tianjin is one of the four city directly under the jurisdiction of central government, as well as the biggest opening city in northern seacoast of China, which locates in the northeast of Huabei Plain, on the lower reaches of Haihe River. Tianjin is surrounded by Bohai Sea, Yanshan Mountain and Beijing, and it locates on the point of Haihe River's five main anabranches' intersection as well as their entrance to ocean.In Yongle 2nd year of Ming Dynasty (A.D 1404), as an important military fort, Tianjin began to became a city, named as Tianjin Wei, a district formally. In 1860, Tianjin was appointed as trade port. In a long period, as the second commercial city and the biggest finance center in northern China Her industrial production and trade amount was only blow to Shanghai. After People's Republic of China found, Tianjin was the city which directly under the jurisdiction of central government.After PRC founded, Tianjin become a ideal production base on the benefits of her relatively low price level, her port and abutting on Beijing. After the reforming, oversea capital invested a lot in Tianjin on production industries,, so the second industry in Tianjin developed quickly, account main share in Tianjin's economic structure.According to city development direct, Tianjin's development target is to be international modern seaport and the important economic center of northern China. The whole city development is on the direct of the northwest and the east by Haihe River, Jingjintang Highway.Because Tanggu new city is near to of Bohai sea, and the modern industry area which develops in high speed, the Tianjin center area is expanding to east strongly. Tianjin's center area could look as the composite of Chinese traditional culture, west culture, contemporary science culture and her natural characters. The obvious composition in culture and the favorable geographical position is Tianjin's base to become international metropolis.On the real estate market, Tianjin Property industry develops continually. In 2002, Tianjin finished added value 8.857 billion Yuan. The invest in real estate up to 17.584 billion, grew 9%. The real estate construction scale grew properly, the house construction area was 21.356 million sq.m, grew 14.7%. and the demand to houses grew quickly too. In 2002,the commercial house sales up to 5.64 million sq. m, grew 4.9%.The paper, on the base of Tianjin's history culture traits, the direct of politics and economics, laws & rules condition, geography characteristics, and the past history of Tianjin real estate market, try to forecast Tianjin's Property market recently, and make some suggestions for new entrants.
