The trade of real estate is becoming more and more important in the national economy. The is its exuberant development the standardization and order of the trade market, and the developing degree of the real estate third class market has become the most important factor. In Guangzhou, a seaboard city standard city in which the real estate economy is more successful than other cities, though the third class market is at the beginning, it has the representation in our country. So it has theoretic value and realism sense to give the systemic research on the real estate third class market of Guangzhou and than give the directive and scientific suggestion to some existent problems.At the beginning the thesis introduces some concepts and characteristic of the real estate, then analyze the important sense of developing the third class market. On the base of detailed investigation, it gives analysis and arrangement to the correlation data. The thesis also introduces the real estate market of Guangzhou and the developing status of the third class market, especially give emphases on the cause that restrict the market development. Finally, corresponding counter-measures and suggestions are given.The thesis is composed of five parts and the content is as follows:Chapter-1 expatiates on the background and practical sense of the subject and give simple introduction of the documents about real estate market. Some related concepts, market pattern and function are also involved.inChapter-2 discusses the present situation of the real estate third class market in Guangzhou. Then it analyzes the inhabitancy level and developing tendency. The present trade state is also introduced.Chapter-3 gives analysis of some existent problem in the real estate third class market of Guangzhou, which are summarized as five aspects: too complicated trade procedure, too high trade tax, too much restriction from the financial institution, dissatisfied service of the agents and the impeded information channel.Chapter-4 introduces the successful experience of real estate market in some developed countries and regions. Some inspiration to our country is also summarized.The last chapter brings forward some countermeasures of above problem stated in Chapter-3. The author gives the suggestions on five aspects: simplifying the procedure , adjusting the tax , enlarging personal housing credit, improving the service quality of the agents and increasing the application of technology in real estate market.
