Study On Rebuilding Models Of Old Residential Areas In Urban Renewal

In this paper, rebuilding models of old residential areas in urban renewal are investigated.The research is initiated from a variety of problems, which have seriously affecteddevelopment of rebuilding old residential areas in Changchun. And the correspondinggovernment agencies have been looking for a feasible developing and rebuilding model tosolve the problems. But up to now, there have not any results. From the point views of urban planning, on the basis of comprehensively applyingtheories and methods of urban planning, urban planning management, economic geography,human geography, sociology, etc., the author analyzed the urban renewal theories andgeneralized their developing trends both in China and in foreign countries. Based on thesetheories, the practices of urban renewal both in China and in foreign countries are reviewedand the advantages and disadvantages of the present models are evaluated. Main problems ofurban renewal in Changchun have been discovered through survey. The correlated theories ofurban renewal are studied. And the problems related to the old residential areas rebuilding inurban renewal are researched from different subjects and different points of view. Accordingto the practical situations of Changchun, the rebuilding models of old residential areas underthe different rebuilding conditions are proposed. Making use of the theories and practices of old city rebuilding both in China and inforeign countries, from the point views of economics and use-land, culture study, sociology,and urban planning management, the author studied the problems and discussed the newmodels of old residential areas rebuilding. The thesis is divided into the following seven chapters: introduction in which old cityrenewal concepts are defined; first chapter in which city renewal theories both in China and inforeign countries are summarized; second chapter in which the old residential areas rebuildingpractices are reviewed and the corresponding rebuilding models are evaluated andsummarized; third chapter in which the economical, sociological, culture protecting, cityplanning managing and other corresponding problems, which are related to old residentialareas rebuilding, are investigated thoroughly; forth chapter in which several old residentialareas rebuilding models, such as culture protection model, economic oriented model, andsocial symmetric model are discussed; fifth chapter in which the strategies and suggestionsfor conducting a old residential area rebuild are proposed; and conclusion in which the wholethesis is summarized.
