Mortgage system is of great importance in the economic activities which provides an opportunity to the owner without transferring the possession. Many factors such as the economy fluctuation could have an impact on the price of mortgage. As a result it may come up with several mortgages on one object. Mortgage has the priority comparing with normal debt. But how to balance the mortgages in the different sequences in the justice and efficiency angle is the important thing. There are two legislation patterns: the principle of promoted sequence and the fixed sequence. The author is aim to put forward her viewpoint on the related issues of China on base of profound examination over the classical two patterns.The dissertation is composed with the preface, the text and the end words. The preface discussed the concept of mortgage sequence. On the base of the preface, the meaning of several mortgages on one object is presented as follows. The text has two main sections. In the first section the author mainly introduce the foreign legislation and presented the advantages and disadvantages of the two principles such as German and Switzerland. The other section wants to analyze the theoretical reasons of the two patterns and conclude the differences in nature. Finally the author gives her own viewpoints on solving related Chinese issues.
