The Study On Estate Management

The estate management of China was bora in 1981.After 20 years,the estate management have a brilliant road. May 23th 1999,the ministy of constraction hold a meeting about estate management of china in Shenzhen,it means that the contingent of estate management become stronger ,the develop step of estate management maket become faster ,the project of invite and enter tenders become more and more ,and the policies also become perfect than before. But because of the influence comes from the level of economical development and measures of planned economy,our estate management and laws and regulartions about it still have much flaws in aspect of structure,system,content and enforce.The perate of estate management corporations is not standard and scientific yet .This article discuss content about our estate management,and present conditions ,flaws ,legislation proposition of laws and regulars,in order to abundant elaborate estate management regulation,improve its function,make laws and regulars about estate management normalize, standardize and scientific,and promote development of our estate management.This article is composed of five chapters,introductory remarks and concluding remarks.The first chapter begins with concept of estate management,analyzes its transform,then shows the topic of this chapter.The topic is the necessity of study on estate management. The content of second chaper is synthesis of estate management legal relations.The soure of estate management contradictions is that we can not understand the problem of main part of estate management. The souce of estate management issues is we can not understand the property rights. The real law stipulates the ownership of building distinction.As for solve the issues,the clause has significant meaning. So,the focal point of this chapter is that expound the meaning of real law by moving around its relevant article.The next chapter also discusses the issues of estate management in fact. Bcause the problem of estate management charg has relevent practical, the author let it as a singly chapter. Discussing its basic concepts,present conditions and causes,the author wants to seek the legal measures.After elaborate the content above,the author goes step further to analyses estate management legislation position and flaws,and raise some suggests to perfect the laws and regulars of estate management. This is just the practical of this article.
