With the rapid development of economy, renewal of science and technology day after day and because of land resource comparative, the housing in the city tends to be higher and higher, a building is becoming co-owned by more than one person, and consequently a lot of legal questions have appeared. The condominium ownership is established just to accommodate the relationship of the people who live in the same building and solve the problems. As the important content of condominium ownership,a lot of disputes take place in the scope establishment, management, maintenance, betterment of community parts. The judging of the common ownership's character and content is very difficult, but is the key to solve the controversial problems just as the profit from community parts and the underground parking garage. So the author attempts to analyze the character, object, content, establishment and exercising of the common ownership, and then discusses the public part. China's Property Law stipulates the condominium ownership. The author attempts to solve relative legal problems of condominium ownership starting with the analysis of the character of the common ownership,and to discuss about the new real right law to give some superficial advices for solving the practical problems .
