Recent years,with the price of the real estate growing rapidly,it' makes the voice of regulation and control over the real estate price increasing quickly.Now the price of real estate regulation has become an important part of the national macroeconomic regulaiton and control.Thus the study on the price of real estate regulation is particularly important and meaningful.This paper will discuss the three most impoatant factors including tax,finance and land policy which make the most influence on the regulation of price of the real estate. And try to combine them together to fulfill the aim of regulation and control over the real estate price.Now facing the situation of the price of real estate is too high to buy, this paper consider that these following suggestions will do to solve the problem.First of all,the government should take the responsibility of building the affordable housing.And increasing the supply of affordable housing to ease the tension caused by supply and demand of the irrational price increases.Secondly,through different credit policies for improving the rates of housing mortgage and loan interest of second or third suite to depress the investment demeond and the speculative demond against real estate. And through the introduction of the property tax to integrate the tax package against real estate development and construction process,such as the land premium,to transfer and shared by the maintainer of the real estate to cut down the price of the real estate.In addition,impose a heavy tax on transfer of real estate is a powerful means of the current phenomenon of speculate in the real estate.Finally,innovate the transfer system of rural construction land to increase the supply of real estate construction land.And through the methods of integrating the macro-control means and the macro-control legal means to increase the efforts of control real estate by the government which is aims at achieving its goal of developing real estate price regulation to protect the slogan that is proposed by the'17th National People's Congress coming true.The slogan is that the polple who needs could got a suitable house to live in.
