Research On The Law Mechanisms Of Property Management Regulation

Property management aims at achieving the unity of economic,social and environmental benefits. Property management becomes a problem that both people and the government care about. Property management regulation is that the management of government departments as well as property management industry associations, in accordance with property management laws and regulations, together with the provisions of industry associations, supervise the property management subjects and their behaviors.The property management regulation is a new field with the development of property management market. However, the legal system of property management regulation is unreasonable. The aim of the article is to complete the legal system of property management to raise a healthy property management market.The article begins with the general theory about legal mechanisms of property management regulation. The theoretical basis consists of three aspects, including interest in jurisprudence, interest is the substantive standard to divide the legal department. Asymmetric information in Economics and market socialization and social responsibility of enterprises in sociology. Then the author introduces the foreign property management regulation systems, designed to absorb the foreign property management supervisory experience, for my own use. Next, the author analyses the circumstance of the property management regulation, including the legislative status, system to raise some problems about property management regulation. The author raises some recommendations to solve the problems. For one thing, we need to draft a special'Property management law', so that our property management regulation will have a systematic, integral and clear basis. Meanwhile. Divide the functions of the supervisor to make sure that the regulation is effective. For the other thing, construct several practical systems matching with the law of property management regulation.
