Nowadays, there are increasing numbers of cases concerning managing failure on commercial real estate in its post period. As more and more developers of commercial real estate began to realize the importance of later marketing operation, there comes the urgent need of a planning mode for commercial real estate that can reduce the buying risk for customer and developing risk for developers.Under this precondition, the article analyzes the trend of real estate and that of the later market operation at the very beginning. Then by comparing the different planning models of current commercialreal estate, the author works out a new planning model--the converseoperating and planning model for commercial real estate with the compressive using the knowledge of strategy, marketing, servicing and managing. The characteristics of this model rely on converse system thinking. By use of this thinking ways, we start from anaphase operation and long-lasting development, and then make a total plan for the whole project in order to lower the investing risks of investor and operation risk for operater, and guarantee the smooth running of businesses invitation and marketing.Finally, the article puts the theory into practice, conducting empirical research and analysis on WG metal and electromechanical cityprogram of Chengdu WG real estate stock Co. , Ltd. The successful practice of the converse- planning model for commercial real estate has proved the practicable quality of the new model. The new model has found a novel wav for commercial real estate.
