Nearly 10 years, Housing developing investment increased quickly. The house and apartment price also became a public focus. As an important city of central of China, there's also lots of argument about the housing price. To find a proper way to estimate the houses and apartments price is urgent to the consumer and investor of Wuhan. How price of house and apartment came in to being was discussed in the paper by collecting, analyzing lots of market data. And a house and apartment price index system was presented in this article. The developer made the price by their cost, competitive status and customer's demand, the three methods were discussed and as a basic to infer a new method to estimate the apartment and house price. The new method was on the stand of housing investor and consumers who want to estimate the house and apartment's price. The method concerned the factors include the supply and demand, macro economics, rent income, etc. As a real example, lots of data of Wuhan real estate was collected and analyzed and some housing price index and price trend was given as a conclusion.
