In the wake of our country 's housing industry increasing,the scale of thePersonal housing loan has been expanded continuously.At the same time,the lack ofour country 's personal credit system and the fierce competition of differentcommercial banks in this field, the risk of commercial banks in the field of thepersonal housing loan being enlarged demands higher level of risk administration asto the personal housing loan. Under the circumstance,how to avoid and diminish therisk of the personal housing loan has become the one of the important problem in thefield of the modern risk administration. We must free ourself from limits ontraditional mode of the loan risk administration, pay special attention to and avoid therisk of the personal housing loan in strategic foresight, regard the avoiding of the riskof the personal housing loan as an urgent strategic mission.In order to elaborate the correctness and feasibility of the statement above, theoriginal firstly review the course of development of our country 's personal housingloan, elaborate our country 's personal housing loan facing the risk, based on analysesof producing these risks, I elaborate the internal and external environment andstrength and weakness of the risk administration of the personal housing loan in ourcountry in SWOT method. As a result, I demonstrate and propose the tactic andspecific scheme of the avoiding the risk of the personal housing loan in our country.Based on studying of the foreign risk administration in the field of the personalhousing loan, as a result of analysis and demonstration, we recognize the importanceand strategic position of development mortgage backed securitization in our country,in order to stimulate our country 's mortgage backed securitization, I think:(1) enlarge and standardize the primary market of the housing mortgage loan.(2) government take an active part in and impel mortgage backed securitization.(3) establish special purpose trade institution of having the character of thegovernment background.(4) breed environment for the development of institution investor of mortgagebacked securitization investing on the side of system.(5) healthy credit legal system and mechanism for credit rating.(6) intensify the system of throwing daylight on message and make it perfect.(7) adjust and lighten kinds of revenue.Although we have several shortage on the risk administration of the personalhousing loan, We believe that as long as we find shortage, take an active part inrectify errors, we must be able to achieve historic success on the risk administrationof the personal housing loan.
