Housing demand has been increasing quickly in urban area since yeas ago. Although the real estate industry has been growing fast and the housing supply is increasing, the housing demand is even much more. The irrational product structure and the rising housing prize are stimulating the housing investment demand, which promotes the real estate's prosperity. The government's monetary policy about housing consumption and the real condition of civilian's comparatively lower income are leading to the fact that housing mortgage loan from commercial banks are the only reasonable way for people to fulfill their housing demand. The flourish of real estate industry and the housing mortgage loan's better security accelerate commercial banks deeply engaging in the housing mortgage loan business, however with which all kinds of risks are accumulating and credit risk will break out in the end. In accordance with the previous conditions, how to manage the credit risk will be discussed in this thesis.The basic analytical conditions of credit risk of personal housing mortgage loan and the relevant concepts as "credit", "credit risk", "credit risk of personal housing mortgage loan" will be described in the chapter one and chapter two. In the chapter three the credit risk managing methods about personal housing mortgage loan will be discussed, such as IRR raised in Basel Agreement, Credit Metrics Model, KMV Model etc. we will focus on the analysis of status in quo of the risk of personal housing mortgage loan, which will be divided into five parts as borrowers' credit risk, real estate developers credit risk, internal managing risk of banks, and other kinds of credit risks. So we will discuss the profounder reasons of the credit risk and its economic principles in the following chapter. In the last chapter of this thesis the credit risk managing methods of personal housing mortgage loan in China will be illuminated and corresponding risk managing suggestions will also be given.
