In order to restrain the foam of real estate industry, the state has enacted a series of macro-regulation policies aiming of contributing to the healthy development of the whole industry. Therefore, it is necessary to do some research on the real estate appraisal and the validity of macro-regulations. Through the study, the value attribute of real estate can be realized, and it also can provide some reasoning investment advice for the consumer.Basic appraisal principles and characteristic are introduced in the theory part, the theory foundation and application area of three main methods which are sales comparison approach, income approach and cost approach are also included. In addition, how to ascertain the parameter of income approach, meaning of the parameter and its' influence factors are discussed too.
