Evaluation Research On Sea Areas For Tourist Recreation

With the developm ent of m arine economy in China, m arine development andutilization have been developed conti nuously in breadth and depth and m arketmechanism has plaid a m ore and m ore i mportant fundam ental role in sea arearesource utilization and configuration. At present, sea for tourist recreation is general,which has dom inated the m arket in sea ar ea m arket. And at the sa me tim e, it isnecessary to confirm reasonable price of withdrawal of compensation in advance andcompensation for econom ic da mages involvi ng in governm ent action, transfer insecondary market, rent, and in lieu of sh ares through sea area assessm ent, to m eetneeds for sea-area assets moving and m anagement in m arket economy conditions.Developing assessment on sea for tourist recr eation and scientifically measuring seaarea serv itude price ar e in f avor of cultivating and developing sea area m arket,establishing and perfecting m arket m echanism, and ef fectively guaranteeinglegitimate interests of sea area holders of the right of use.In this paper, the author analyzed background information and researchsignificances of present sea area asse ssment from marine econom y, m arketdevelopment, and m anagement system and researched guiding functions of renttheory, location theory, and production factors theory in sea area assessment, to buildprice influencing factors system of sea for tourist recreation from social economy andnatural environment, with the com bination of features of sea for tourist recreation.The author researched main assessment method of sea for tourist recreation at presentin detail and proposed resource quality ev aluation comparison method on this basis.Sea area w as assessed with the use of m arket com parison m ethod, hypotheticaldevelopment method, and resource quality evaluation comparison m ethod, with thecombination of Haihua T ourism Island, to an alyze and confirm its sea area price. Inaddition, the author put forward devel opment proposals of sea area assessm entthrough comparing lim its of various m ethods in assessm ent on s ea for touristrecreation.Resource quality evaluation com parison method is utilized in the assessm entcase on s ea for tourist recreation in this pap er, which can accum ulate practicalexperiences of sea area assessm ent and is also an exploration and innovation inassessment m ethod. In order to m ake the assessm ent m ethod on sea for touristrecreation general and applicable, it is imperative to go deep into research on relevant assessment theory. Ad ministrative Departm ent need stren gthen m arket transactionmanagement on sea for tourist recreation, wh ich can not only enrich data researchbasis but also specify market transaction order.
