Tourism estate is a new type of marginal industry which is generated by the mutual integration of real estate industry and tourism industry.In recent years,a tourism estate investment boom appears in domestic.It is necessary to research this new formats and popular investment spot.With the help of the theory of hedonic models,and combined with the travel real estate market actual in Shenzhen Overseas Chinese Town,this paper deals with the study of tourism residential's hedonic prices and the relationship between landscape resources and tourism residential.Mainly getting the following conclusions:(1) screened 14 characteristic variables which Influence tour housing estate price; (2) using the linear model, estimated 9 characteristics variables'hedonic prices, the variables impact on the tourism residential in sequence are:floor area, housing age, property management fee, landscape view, plot ratio, the distance to theme park, green percentage, landscape coordination, floor; (3) estimated the tour housing estate 12 characteristics variables'price elasticity (half elastic) coefficient and marginal prices by logarithm model; (4) the distance to theme park variable just contribute 2.55% to tour housing estate price, but the related 4 landscape feature variables totally provide 21.45% to housing price. It can be seen, the core of "travelling+real estate" in Shenzhen Overseas Chinese Town lies in"tourism boosts real estate, landscape enhances the taste, real estate financed travel".Tourist attractions is through promoting the region overall environment to realize tourism value-added real estate,that means the indirect correlation between the two is greater than direct correlation.This study provides a scientific proof to the tour residence product's reasonable development; in the meantime, it enriches theoretical research of tourism estate.
