From 2006, Wuhan accelerated construction of urban rail, according to<>, seven urban rails will be completed by 2010, total dimension of the orbit transportation construction will reach 215.3 km, among which new project is 142.6 kilometers. According to recent construction planning in Wuhan, the construction of rail transit line 1 in the second,rail transit line 2 in the first phase and rail transit line 4 in the first phase in 2009, with total investment of RMB 27.3 billion yuan, orbit transportation construction investment will reach RMB 3.98 billion yuan.Urban rail transit has many characteristics, such as fast speed,convenience,comfort,environmental protection etc. Due to high carrying capacity of the transportation of the railway system,it has the advantages of high speed, little area, belonging to green traffic system, complying with the principle of sustainable development, especially for big cities. Meanwhile, efficiency of urban rail transportation is high, it is convenient for the residents to travel, consumption is little, covering small area, is favorable for environmental protection and resource conservation, can significantly improve the convenience of the travel,work and life on surrounding. Meanwhile, orbit near the site has effect of gathering, promote trade, information, transferring, logistics, etc. Various kinds of production factors, therefore, the highly gathered on the rail traffic can outspread regional real estate and the value of the site with ascension surrounding estate role. Along with the development of urban mass transit in the field, it is necessary to make further in-depth research and exploration.The article makes the construction of wuhan metro line 2 as the research object, the housing market in wuhan area is research sample, by constructing the wuhan city housing market price model, the characteristics of econometrical and statistical techniques and theoretical analysis method of wuhan in metro line 2, the influence of house prices along the empirical analysis, and the results are as follows:(1) metro line 2 wuhan, along the influence radius of house prices in 2 km within the scope of the conclusion. This paper adopts linear equation and left logarithmic equation are discussed, and the conclusion is completely consistent, metro line 2 reaches the construction of subway stations within 2 km,having significant effect on house prices. (2) the results of this study indicate that rail transit construction in construction of peripheral housing price before the affect is the significant positive correlation.This paper in wuhan city metro line 2 is due to August 28, 2006, and the housing price of the metro subway before the start of the prices of 320.19 yuan/m2 about, or about 6.9%. (3) orbit transportation construction has effect on the housing price in the nearest subway, a site for the distance, newly radius of the rail transit construction within the scope of different distances from the housing price of comprehensive effect produced are different; the distance from the loop to illustrate in wuhan city metro line 2, within the scope of different loop house prices in the space effect produced the scope and size.
