With the rapid development of Chinese cities,the construction of urban rail transit is also going on.There are a series of advantages such as large amount of transportation,time,speed,safety and environmental protection,etc.,which can be used to solve the traffic congestion in the city.The urban rail transit makes people's travel more convenient,the cost of travel is lo?wer,and the accessibility of transportation is increased,which leads to the increase of the price of residential projects along the rail transit.However,because the construction of-rail transit often requires a large amount of capital,resulting in huge government investment,this puts a lot of pressure on the government's financial expenditure.Taking wuhan metro line 4 as the research object,from the point of view of quantitative analysis of the underground space effect on surrounding residential property prices,for the government in the future related to rail transit surrounding land policy to provide the reference.Firstly,the paper reviews the research methods and achievements of relevant literatures at home and abroad,and expounds some basic theories of rail transit and residential price from the perspective of theory.Then the characteristic price method and its applicable conditions,scope and different forms of the model are introduced in detail.Semi-log equation form then choose according to the results of the analysis the characteristics of the price model using the collection of wuhan rail transit line no.4 in 1-2018 parts of buildings in February of 201,on the basis of data and information,select 13 residential price characteristic variables,quantitative analysis of the subway line 4 of residential property prices along the space effect.Based on the empirical results,the following conclusions are drawn:among the many variables affecting the price of housing,the distance between the rail transit site and the residence has a significant positive effect on the housing price.The closer to the rail transit site,the higher the price of housing,the most obvious value added in the range of 0.5km-2km.The real estate value of residential projects increased by 13.8 per cent,or about 26,91.72 yuan per square meter,from the distance of every 1km.At the same time,when the site is a transfer station,the price of the home can also contribute to the promotion.Finally,the paper puts forward three Suggestions for the empirical conclusion:first,strengthen the government and real estate developers to build the mode of rail transit;The second is to improve the construction of infrastructure facilities around the site to enhance the effect of rail transit on the development of urbanization;Third,different land prices are set up to increase the return on government investment.The influence factors of housing price is various,in this article,although made some achievements in the study but there are still many deficiencies,believe that this research can the subsequent related topics to carry out and discussed to provide some help,further perfect the related fields of research.
