Study On The Investing Risk Analysis Of Large Stadiums

Because of long construction period, large investment, slow recovery of funds, complex of management and high maintenance costs, it has a certain risk of investment for the project of large stadium.The project of large stadium is belonging to the real estate project and it has the characteristics of real estate project. However, the project of large stadium is different from other real estate project such as residential projects, industrial plants on market environment, consumer groups and operations management.Based on the sports market surveys and research, the paper outlines the status of sports market and large stadiums. The paper uses SWOT-PEST to analyze the future developments of sports market. The results show that: The development of Chinese sports market is not perfect, but it has a good momentum of development; The Chinese people's awareness of sports are being strengthened and spending power of sports are being raised; Chinese large stadiums have a gap with foreign countries'in the condition, management and related supporting policies.The paper analyzes comprehensively the risk factors of the real estate project from the policy, social, economic, technological and natural aspects and lay the foundation for risk identification of the large stadium project.After considering the both properties of the sports industry and real estate, the paper divides the whole process of large stadium projects into investment decision-making phase, initial work phase, construction phase and operation phase of four phases. Through the risk analysis of the various phases, combining AHP and Fuzzy Math, the paper sets up a risk evaluation system of large stadium project. Different from the most scholars who focus risk analysis on the operation phase of the large stadium, the risk evaluation system of this paper is based on the whole process of large stadium project and analyzes the risk of the large stadium project qualitatively and quantitatively.Using the"Qingdao Xinxing Stadium"as the actual case, the paper validates that the risk evaluation model is feasible as a risk evaluation tools of the large stadium project. It has high practical value for the risk evaluation model to predict the risk degree of the large stadium project.
