At present, our country's real estate market development is fiery. China's urbanization ratehas a large gap with the developed countries. Chinese Rigid demands for the real estatemarket push the price up. But the real estate price in some of the areas has risen to unusualdegree. Some of people still hold the optimistic attitude.Study real estate market former data make us to know that real estate price is impossibleto rise without stop. We can also find that the real estate market periodicity fluctuation hadexistent. And through analyzing the influential factors and foreign experiences and lessons, toanalyze what the related stakeholders of real estate market should do with real estate cyclicalswings.We have five parts in this article. The first chapter is introductory remarks, whichintroduce the significance of selected topic, the primary coverage, the research technique andthe innovation spot. The second chapter first simply introduced the real estate fluctuationtheory, Secondly, analyzes the historical data of the fluctuating period in real estate, finallyusing diffusion index method to forecast real estate market in our country at present stage.The third chapter analyzes the influence factors of the real estate market in China. We canmainly divide the influence factors into direct and indirect influencing factors. All the factorsget together to influence the trend of the real estate cycle. The fourth chapter analysis Japanand the U.S. real estate market, summarizes the fluctuating period in these two countriesrespond to real estate cycle. The end chapter is the results of the study on the former threechapters which make a summary and comprehensive analysis. Through the second chapter weknow the condition of our real estate market, so we profits from the overseas experience toprevent our country's real estate market fierce fluctuation from the government, the bank, thereal estate enterprise and the consumer four aspects.
