With the enhancement of our overall national strength and the continuous development of diplomatic cause, China's overseas diplomatic missions has increased from more than 10 to more than 260 missions compared with the early period of china. As a diplomatic platform, our overseas diplomatic missions have made remarkable achievements in architecture with the strong support of national finance. A large number of fully functional premises are founded. There are many advanced facilities and equipments in it. In order to manage and make better use of national assets, our diplomatic missions have gradually started to implement professional property management based on the development of domestic and international property management.According to the wide distribution of diplomatic missions, large regional differences, high security requirements, strong political sensitivity, and a period of exploration and practice, China's diplomatic missions'property management can be divided into four models: extensible property management, conventional property management, subcontracting property management and self-managed property management. Since the property management on diplomatic missions is still in pilot stage, there is no definite answer about how to choose the most suitable and economic property management model. By investigation, comparison, summary and the analysis of characteristics of domestic and international property management models, the thesis put forward a new proposal to further improve our property management on diplomatic missions via early intervention and bidding. Besides,"self-managed + subcontracting property management model"is also proposed in this article. From the above comparative analysis, it is found that labor costs is an important factor in selecting diplomatic property management model. Some very important statistics can be calculated by analyzing the relevant data of 28 overseas diplomatic missions that have implemented property management, such as average cost and per capita management scale of China's property management on diplomatic missions in the five continents. From the above data and the local per capita GDP, the total size of premises, and some relevant rules that is implemented by Ministry of Finance, three quantitative indicators that will influence the selection of property management model are educed: the relationship between total construction area of diplomatic premises and document requirements of Ministry of Finance; the relationship between overseas country or regional per capita GDP where diplomatic missions locate and the average cost of institutional property management personnel in China's diplomatic missions; the relationship between the number of houses that is used for property management on diplomatic missions and the total number of property management personnel. Finally, the thesis verifies the accuracy and feasibility of the three quantitative indicators based on my own experience of selecting the property management model when I worked in an embassy of Europe.
