The Research On China Real Estate Investment Trusts

With the rapid development of economic globalization and our national economy, our national real-estate sector, as a capital concentrated one, are showing a high-speed developing trend, which pushes the innovation of our national real-estate finance.At present stage, developing REITs has the following crucial significance to real-estate sector, investors and financial system: provide new financial channel for real-estate sector; reduce the operating risk for bank; optimize the allocation of resources by encouraging the competition among real-estate sector; urge the real-estate company to improve the managing structure; provide new investing channel for the massed; improve our national financial system.Beginning from the present situation of our national real-estate finance, this article emphasizes on how to build an operating mode for our national real-estate investing trust and the specific operating system under our actual national conditions. In this article, it also suggests the government how to deal with this mode.There are five parts in this article: The first section analyses the background, purpose and significance; The second section is the theoretic basis, which introduces the relating theory for real-estate investing trust, including the origin, the development, the concept, the characteristics, the types, the function and specific operating system. The third and forth section raise the concrete examples of real-estate investing trust and sum up our opportunities and restraints by analyzing the present situation; The fifth and sixth section try to form a specific mode for our national real-estate investing trust drawing on the developing experience of foreign countries; the seventh section provides some suggestions to our government.
