The appraise system of land price, at the present stage, is set up on the basis of the thing that the land market is undeveloped, pushing into the market-based process of land market constantly, the method that appraise are being assessed remains to develop. It is the important component while assessing at the basic price of land that the standard price of land revises the system, the setting-up revising the system at the present stage is mainly on the basis of expert's point system, use and compose right and set up standing up subjectively, objective research is involved less, and revision factors in each city are not the same, the same revision factor of different periods of city is not the same. So, this text is it introduce one method can objective city revise factor is it discern and can more objective sureness revise factor impact on price of land degree each to go on correctly to devoted to.This text analyses, summarizes domestic and international history about the fact that the concept of the price of land , land influence factor study and current situation at first, determine the price of land that this text adopts and revise the system. Secondly summarize the pluses and minuses of composing the right law mainly, and combine history of hedonic model , theoretical foundation , point out the advantage , construction method and step of hedonic model. Then, pass questionnaire investigation, confirm the price of land of Hangzhou city and revise the factor system , gets out of and revise method that the factor quantizes to these and use this method to get in the positive research of Hangzhou, the revision factor of receiving Hangzhou citying quantizes the result. Finally , use hedonic model theory and computer to count the land price hedonic model setting up Hangzhou of technology, discern that revises the factor to the these of revision factor and ration with influential price of land in Hangzhou, receive the revision factor model function.Utilize this method can remedy the defects of current land appraise system. It can help us establish correct system objective, confirm the range of correct system scientific, describe correct coefficient accurate and revises the dynamics that the system upgrade..
