Along with the accelerated process of economic globalization and China's economic development, China's real estate industry is showing a growing trend of rapid development, it also has resulted in the rapid growth of the credit assets scale of commercial banks and demand for funds on real estate development and consumption. It is particularly important to effectively use financial instruments and means to reduce the financial risks and maintain the healthy development of real estate.Real Estate Investment Trust (REITs), as real estate investment vehicles of the capital market, which can invest in real estate through raising disengaged funds from society, is a comparatively good financing tool. REITs is a functional financial innovation indirectly by government through legal means, which generated under certain external environment conditions such as particular economic development status, the real estate market, financial system and the market. This paper studied on the operation model of the domestic real estate investment trusts (REITs) under domestic policy and legal environment, and then raised the countermeasures for our REITs' development.Chapter 1 is an introduction part. Firstly, it described the background of the issue, the purpose and significance of the study. Secondly, it simply introduced the present research status of domestic and overseas; Finally, it pointed out a framework for the structure and gave a simple introduction of the innovations.Chapter 2 is a brief overview of real estate investment trusts (REITs). It explained the definition, the nature and characteristics, the several types and the comparison between them, the basic operation model and the key operation processes of the REITs one by one.Chapter 3 expounded the REITs model overseas and the instructions to our country. It separately introduced the REITs operation model of the United States and Asia in detail, and summarized the inspiration on our country from the development of these countries' REITs.Chapter 4 discussed the typical case of our country's REITs--OuShang REITstrust funds plan and the feasibility of the REITs development.
