Developmental Strategy Of The Real Estate Industry In Fuzhou City

The healthy and stable development of the real estate industry concerns the development of the national economy, social stability and people's vital interests. Therefore it is urgent and necessary to carry on the scientific and objective analysis of the current real estate situation, enact reasonable developmental strategies for the real estate industry. This is really the case for Fuzhou--a medium-scale city with a faster rate of increase in housing prices in recent years.This paper, by applying the theory of strategic management, the real estate theory, the theory of industrial organization and the theory of microeconomics, collects data from over 2000 industries, make qualitative and quantitative analysis of external environment and internal conditions in Fuzhou real estate industry, put forward the WO developmental strategy to "seize the opportunities while overcome the weaknesses", namely, to seize the opportunities of construction of the economic zone in the west bank of the Straits and the rapid economic development in Fuzhou, implement the ideas of science development, expand the city in right procedure, develop the real estate industry moderately, solve the existing problems in the developmental process, at the same time further consummate the supply system in the real estate market and the security system in various kinds of housing, endeavour to balance supply and demand with reasonable structure, stable price and the regulated order in the real estate, thus to promote the continual, healthy and stable development of the real estate industry in Fuzhou and creat a harmonious and stable society.This paper, based on empirical analysis of the Fuzhou real estate real, proposes the cycle of the advancing lines between the land value and the house price, therefore, it is innovative to some extent.
