Research On Financing Channels Of Big Real Estate Enterprises In China

The real estate is the foundamental and supporting industry of the national economy, and its sustained and sound development is directly related to the steady growth of the national economy. Real estate is a typical capical-intensive industry, which needs huge input of funds in land exploration and commodity house bussiness, and also the finance industry and healthy capital market as its strong support. So whether real estate enterprises have good financial channels influences the sustained and sound developmemt of real estate. However, big real estate enterprises need huge operating funds, and their capital chain is becoming increasingly important. Therefore, research on the financing channels of real estate enterprises, especially big real estate enterprises, is signficant in terms of both reality and theory.With the issuing of new financing policies on real estate, how to solve the financing problems encountered and seek new financing channels in real estate operations have become a common concern which needs to be solved immediately. Using standard analysis, the present study first summarized the financing channels of big real estate enterprises both at home and abroad. Based on the summary, the view of author was presented——policy framework and countermeasures system of our country should be set up, and multi-financing channels of real estate enterprises, especially big real estate enterprises, should be established.On the basis of examing theories on real estate financing, the present paper first analyzed real estate financing abroad and thus gave implications to real estate financing at home; Then analysis of domestic financing situation was presented, and domestic financing strategies of real estate enterprises was concluded; Integrating the analyses of foreign real estate financing practices and domestic financing situation, exploration of financing channels of domestic big real estate enterprises was analyzed; Through the analysis of financing channels exploration of domestic big real estate enterprises, combined with example studies of investment funds financing, possible countermeasure system and policy advices of domestic big real estate enterprises were also analyzed; At last, on the basis of the analyses above, the conclusion of the paper was proposed: on the one hand, big real estate enterprises at home should apply multi-financing strategies in conducting financing; On the other hand, financing countermeasures and policy advices of domestic big real estate enterprises were put forward.
