Research On Real Estate Investment Portfolio Based On Enterprises Investment Strategy

The competition of real estate development market is becoming increasingly fierce, so real estate enterprises can avoid risks, and get constantly development only through analysis, research and decision-making scientifically and deeply to real estate investment. Currently, in order to spread development risk, many large-scale real estate development companies normally operate a number of real estate development projects at the same time. Portfolio investment trend has become increasingly evident. Under such circumstances, real estate investment has become a more than one program, complex research topic, the issue is not the local optimum of short-term considerations and individual programs, but the research on the long-term investment in the biggest corporate earnings from the perspective of strategic enterprise investment. In order to avoid risks and obtain economic benefits and social influence as much as possible, we must learn to use limited resources and reasonable business portfolio to choose reasonable investment opportunities, investment regional, investment property type and investment size. This must have important practical significance.This study combines the management, economics, operations research, systems evaluation and other disciplines relevant theory and knowledge. In the process, in light of the actual content, I use some research methods. These methods combines theory with practice, qualitative analysis with quantitative analysis, and present situation with development trend. On the basis of reading the extensive literature, I have analysis the real estate investment portfolio theoretically, suggested some effective portfolio investment strategy for real estate enterprises, and established a mathematical model to evaluate the results of real estate investment portfolio.The main contents of this chapter are as follow:Chapter 1 and Chapter 2 introduced the basic theory of real estate investment and introduced a real estate development enterprise investment decision-making process.In Chapter 3,the paper firstly introduced real estate investment in China's present situation and prospects, then from the perspective of the real estate development enterprise investment strategy, the paper discussed real estate enterprises how to choose suitable investment opportunities, investment regional, investment products and the scale of investment.In Chapter 4, based on the enterprise investment strategy, the paper , the article proposed a evaluation method for real estate development enterprises portfolio performance through the establishment of a system of indicators.In Chapter 5, combined with practice of the Chinese real estate development enterprises, the article proposed some common strategy in the hope of providing some references for enterprise portfolio.Chapter 6 is the summary and the research prospects of full text.
