Under the circumstances of global incorporate economy in the 21st century, the development of China real estate comes into the unprecedented and full of changes times. At present, the construction of the cities in China has mended its pace. The high grade residences have become the continuous consumption hotspot. And more and more developing projects will be done now and then. As the appearing time of high grade residence is short, the developers or relative research organization for the developing mode is still at the stage of grope and practice and lack of much of mature experience for reference. It has become the public caring problem on how to make the effective and easy marketing strategies and the right position of the marketing for this kind of consumers' supplies and at last satisfy the market and benefits of ourselves for many developer and district governments. Furthermore, this is the purpose of this thesis.The planning itself described in the thesis is a method rather than a purpose. The real purpose is to help the developers to realize the maximum profit of the project exploration under the condition of the minimum market risk. Particularly, it is to have the meticulous marketing research, accurate marketing position, the planning of products and marketing. Only to integrate all parts of work effectively can we realize the ultimate purpose. This article applies the theory and method of the marketing, analyzing the marketing circumstances of the real estate, working out the effective marketing position and marketing strategy. How to exploit its advantages to the largest extend, and to make a successful marketing strategies with a flying score sales volume which serves future development is the important question for the developer and marketing strategy sector.It has mainly analyzed the high grade residences by four parts. It's helpful to push them to the mature and going with a swing. First, the thesis researches the conception and developing history of the theory for main marketing strategies at the beginning of domestic and foreign countries' marketing strategies. And it also compared their advantages and disadvantages as well as effect in the real estate markets. They are expected to be applied in the practice. It's mainly researched from the high grade residences' point of view and gives the definition and characteristic of high grade residence. It has meticulous analyzed the actuality and difficulties of the high grade residence, and conclude the foreground and trend. Then the thesis put the research on the position of characteristic of the consumption, customer satisfaction and psychology preference of the potential. Finally, from the analysis of every aspect research of it with the method of exemplification, we can get the conclusion is introduce the marketing strategy conformity to the practice.
