| Along with real estate profession reform and financial risk organizational reform gradually deepening, the real estate trust industry obtained the unprecedented development. From the data announced by the China Banking Regulatory Commission ,the real estate trust issue quantity in all trust product of the financing amount and release quantity was in the first two place started continuously for two years from 2004 . As real estate trust industry developing prosperously, questions from which has been exposed gradually. The experience of the five time reorganizes in trust industry history also warns us that, the guarding and controlling trust risk will be the very important core business in trust industry sustainable development. The characteristic of real estate trust product risk is complexity, hiding and levity, thus the risk control to the real estate trust is more urgent and essential. Correctly analyzed the current risk existing in real estate trust industry of our country is very significant to raise the risk management level.On the base of the real estate trust and risk management and the related theory, the author analyzes the present situation in risk management of the real estate business and exsisted problems; following that , the author respectively introduces risk recognition, risk weight, risk control and effect evaluation as the whole process of risk management; after which the author does a concrete evidence of the land development project ;finally,the author gives some suggestions from the point of trust investing company and the government. |
