After 1998, along with the country housing system reform moves forward comprehensively and the monetary system reform goes deep gradually, the investment growth in real estate development and construction maintained at about 30 percent of fixed-asset investment growth, and investment growth rate far exceeds the GDP growth rate. Our country commercial bank gradually will develop individual housing loan business as a new profit growth spot. After the rapid development in recent years, at present individual housing loan dominance and the recessive risk also start gradually to expose, this will make the real estate and related industries, and resident housing consumption, and even the entire national economy have a chain-reaction. The commercial bank how to identify, transfer, control and manage the risk of individual housing loans is the basic requirements to maintain a healthy business development. This paper began with China's commercial bank risk management present situation of individual housing loans, carried on the analysis to the commercial bank individual housing loan risk category and their reasons, comparatively analyzed the typical national individual housing loan risk guard experience.
