The Management And Quantization Study Of Material Purchasing In Real Estate Developing Enterprise

This thesis deals with the material purchasing and some items which should be paid attention to of real estate developing enterprise, and presents some kinds of theories and models. Several cases study is presented to demonstrate the feasibility and validity of the method.The material purchasing is the much important link in the real estate developing, which has the huge influence to the project quality,progress and cost. This article proposes the MRP flow design and the analysis in the plan stage; In supplier's choice and the phase of exploitation, the FAHP model is in application, which unifies the qualitative analysis and the quantitative analysis to appraise the style of material purchasing, and proposes an effective quantitative method for the material purchasing way selection; At the same time, this article conducts the further analysis to each way of the material purchasing, discovers the key aspect of each purchasing, and to carry on the synthesis consideration, and utilizes the FAHP method once again to optimize and choice the suppliers of material, thus propose one effective quantitative method; In the quality control stage, this thesis proposes 5σfor the quality control, which unifies all the theory, standard and implementation with the practice in quality control stage; In the cost control stage, the value engineering theory is in application, which makes the cost control concretely and reliably.This article both emphasizes the standardized management in material purchasing, and makes the precise management prominently, to realize the result of reasonable price and high quality for material purchasing task in the shortest time.
