Real estate investment is a comprehensive, professional and highly technical activity, also it is a high-input, high return and high risk industry. Investment in real estate as an investment, compared with other investments, both has the characteristics of the common investment, also has its own characteristics. With the continuous development and improvement of the socialist market economy , the real estate market of China is growing rapidly, now it has become a pillar industry of the national economy. However, compared with the developed countries,the real estate investment market of China is still immature, there are still many problems. Therefore, in order to ensure the continued development of the real estate industry, we must step up the related research of the investment in real estate.Currently, outside developers have invested Changchun,it reflects that the real estate market of Changchun has high investment value. The purpose of the research is: for the healthy development of the real estate market of Changchun, as well as to provide some useful advice in investing and to guide outside developers in making sound decision.This article has adopted the theoretical analysis and empirical analysis, qualitative analysis and quantitative analysis method,and it is divided into four chapters, Chapter 2 and Chapter 3 is the focus of the study.The first chapter mainly wrote the related knowledge point of this article, the theory of the real estate investment, including the meaning of the real estate investment, the characteristics of the real estate investment, the decision-making aspects of the real estate investment, briefly descripe the general knowledge of the real estate investment, we could achieve the general understanding of the real estate investment, and the theoretical knowledge as the cornerstone, help us to further in-depth analysis of specific and complex phenomenon. Through the first chapter, we can be summed up a few characteristics of the real estate investment: First, high investment costs. The real estate industry is a highly capital-intensive industry, the relative cost is much higher compare to other industries. This is mainly result of the characteristics of the real estate and the economic process of the real estate. Second, the long payback period. Real estate investment is not a simple purchase process, it is also limited by the various components of the real estate market, including: the land investment market, the comprehensive exploitation market, the construction market, the real estate market,this four market are interrelated and interlinked and limited each other, once the funds invested in the real estate market, after the slowly long process ,it is possible to get the final profit. Third, the large investment risk. Because of the occupation funds of real estate investment is a big amount, and cash flow period is very long, the investment will also increase the risk factors. Fourth, good investment income. Compare to any investment, real estate investment is also a risk-profit coexistence economic activity, because of this characteristics of high potential profit of real estate investment,it attract a large number of investors willing to take risks and invest in this industry. Therefore,in decision-making of real estate investment,it should have a detailed study of the market,based on the use of scientific methods, to carry out repeated technical analysis of economic indicators and evaluation for the development projects,in order to achieve the desired objectives and choose the best plan and be able to make rational investment decisions. Chapter 2 from the analysis of developers outside of Changchun invest in the real estate market, pointing out that the meanings of the investment of developers in the real estate market of Changchun and found the problems of the current real estate market of Changchun. As the real estate market of Changchun heating up, at present, the real estate market of Changchun is facing increasing competition, rising costs, falling sales caused by rising house prices, the effective demand in trouble, and many internal problems began to surface gradually. Although these issues have not yet led to the initial investment advantage in the real estate market of Changchun disappear, we should deal with these issues to be concerned about.Chapter 3 from both macro-and micro-analysis of the factor of the attractive of the real estate market of Changchun for developers to invest in, the macro factors can be summed up as a background and a trend: that is, a background is the rise of the economy of China,followed by the rise of the domestic real estate industry . With the economic rise of China's real estate market to recover gradually, the average profit of the real estate industry is higher than other industries. As a result, attracting the private economy and joint-stock economy to inroads, the private economy developed rapidly and has gradually become the main engine of the growth of the real estate investment in China, showing various parts of the domestic real estate market to take off and the situation of the prosperity of real estate market; a trend is developers are turning to invest in less-developed cities. As a result of the development of developed city has a lot of difficulties, investors have turned their attention to the less-developed cities which have the advantages of investment, as the best second-line cities, it is a fact that the real estate market of Changchun is highly attractive for outside developers.The micro factors of the attractive for outside developers to investment in, one is a premise, that is, to enhance the competitiveness of the region so that increased the attractiveness of Changchun. The real estate market and the city economy constraints each other, through the development of the real estate and related industries, a city may have benefits in many aspects.for instance, evironmental, employment, financial and so on,and the city's comprehensive competitiveness will also stimulate the development and prosperity of city's real estate market; the second micro-factor is the internal factors of the real estate industry in Changchun ,that is the factor of production, elements of the investment environment, market demand factors, the market supply factors and so on.The four elements work together to make the real estate market of Changchun to be the profit growth piont for outside developers to invest in.Finally, the fourth chapter, through the analysis of the major factors in the previous chapter, piont out the possibilities of the real estate market of Changchun to maintain the attractiveness of long-term investment, and from the region attractive to investment and the role of government (from the perspective of management, service point of view, the perspective of participants),piont out the Countermeasures to attract outside developers in the real estate market of changchun .
