Rise of real estate industry in our country from the 1980 s, in the process of the 20 years of development, the real estate industry has experienced rapid growth, and a recovery of volatile, has become the important support of the national economic development. Real estate investment amount, long development cycle, high risk industry, investment in the construction process will be affected by political, economic, legal, social and other factors, there is a great deal of uncertainty and potential risks. A wrong investment decisions are likely to cause devastating loss of real estate development enterprises, therefore, scientific and accurate investment decisions for real estate development enterprises is very important. This paper attempts to make attempts in this research, the comprehensive system of decision-making system is constructed to improve the existing real estate development project investment decision-making process, to provide real estate development enterprise investment decision-making reference.This article to the real estate industry definition, content and features clearly defined, for investment in real estate development projects meaning, types and characteristics of comprehensive overview, on the investment decision of real estate project meaning, the main contents and basic procedures in detail. From the basic profile, planning conditions, acquisition, development and construction standards of the poly real estate group, Changchun describes in detail the situation of a project. On this basis, for A project in Changchun, poly real estate investment decision analysis, specific include: first, from the perspective of economic environment, policy environment, market environment for project investment environment analysis; Secondly, through the market survey to assess intention land value, compared surrounding competing goods situation and analysis of target customer groups, and market positioning and price forecasting; Moreover, the project investment, cost and return on investment estimation and prediction, comprehensive financial evaluation of its profitability; Finally, the sensitivity analysis methods to analyze uncertainty of the project, at the same time to the project main potential risks and measures to conduct a comprehensive analysis and introduction.In this article, through the graduate student stage to the method of knowledge learning and daily work experience, combine the theory with practice closely, the real estate development project investment decision making problems for further research.
