Study On The Influence Factors Of Residence Price Getting Higher And The Regulation Measures In Guangzhou

The housing price in China went up rapidly recent years, especially in Guangzhou City. An exploration of the reasons and the influence factors for such higher prices became a hot research topic. In this work, the influence factors for the housing price in Guangzhou City are carried out, which are of both theoretical and practical significance.This text from supply factor and need factor to find out the factors which influence merchandise housing price, put forward main influence factors of the housing price in Guangzhou. According to the annual data during 2000-2007 in Guangzhou City, building up mathematics model to analysis the relations of the housing price and the influence factors. The conclusion of the research is: The demand factors include the regular population, per capita spendable income, per GDP and the foreign capital, supply factors consists of land cost, construction cost, space completed, and real estate investment, which consititutes a basis for the index frame. The major influence factors are regular population, per capita spendable income, per GDP, the foreign capital and construction cost, which are positively correlated to housing price. And with the increase per capita spendable income, the housing investment need also immediately increase. Therefore, supply in the short run smaller than need will cause the housing price rise at the need.At last, this text analysis the current regulation measures in our country and in Guangzhou, and put forward a little own suggestion according to the conclusion of this text research. The research results in this work may provide some referencesfor the government regulation and sustainable development of Guangzhou housing market.
