After entering the 21 st century,China has completed the transition from welfare housing to the housing market.At the same time,with the development of China's economy,the housing market continues to be hot.In the basic education industry,families pay more and more attention to children's education and more and more investments are made in basic education.Today,a new feature of basic education investment is to realize the choice of education by purchasing school district housing.In the context of rising housing prices,the cost of completing the selection of basic education resources is high,but it still can't stop enthusiastic parents from joining it.Therefore,the role of the housing market in the distribution of basic education resources is becoming increasingly significant.By examining the relationship between basic education resources and the housing market,it can be indirectly examined whether the implementation of education policies has promoted education equity.From the basic framework of economics,this article first analyzes the impact of the basic education resources in Changchun City on the housing market supply and demand.In the analysis of the impact on the supply of the housing market,the discussion on how housing prices surrounding the basic education resources affect the supply has been discussed.The supply of housing around the basic education resources has been divided into two parts: incremental and stock.The analysis shows that the increase is insufficient and stock is limited.The results are also studied on the type of supply.In analyzing the impact of housing market demand,the current situation of housing demand in Changchun City is described.The demand factors affected by basic education resources are divided into three parts: policy factors and prices,and consumer expectations.The mechanism of housing demand around schools is discussed.A stepwise regression model is applied to the future of Changchun City.The forecast of housing demand around educational resources will be affected by basic education resources,and future housing demand will remain in a robust form.In the study of the impact of basic education resources on the housing market price,this article adopts the Hedonic model widely used in the housing market research.This survey shows that the average price of listed second-hand housing in Changchun City from January 2014 to December 2016 was 315 and the basiceducation resources.The quantitative and qualitative education has an empirical analysis of the impact of housing prices.By collecting relevant data of Changchun City,the quality of basic education was graded,and the related data was divided into variables.The variables were divided into building characteristics,neighborhood characteristics,and location characteristics.On this basis,the variables were correlated and collinearized.Tests to obtain reliable data conclusions.SPSS24.0software was used to perform regression analysis on the data.The regression results showed that the impact of the amount of basic education resources in Changchun City on housing prices was not stable,but the quality of basic education resources obviously promoted housing prices.Based on the conclusions obtained from the study,we propose that education equalization should be combined with the rational planning of housing market supply.We must strive to achieve basic education and housing demand forecasting and supervision,promote correct education concepts,and guide three policies for rational housing investment.
