The real estate industry plays an important part in economics of our country. Inthe background of taking advantage of developing real estate, how to develop thedistrict competitive power and improve the level of the district competence arequestionsindefinitelyneedofstudyingandsettingintheoryandpractice.Using the theory of industrial competitiveness of Porter, the concept ofcompetitive factor analysis was brought forward, which advanced a new way torecognize, cultivate and improve industrial competitiveness. Firstly, the thesis made aspecific comparison among kinds of models of industrial competitiveness, includingthe meaning, theoretical foundation and method of mathematical physics. Eventuallyselected structural equation modeling (SEM) as the basic model. Based on the theoryand mathematical physics, the thesis established the index system, method andprocedures of the competitive power of real estate industry in districts by usingPorter's diamond model for reference. According to the sample of 31 districts ofBeijing and Tianjin, it analyzed the substantial evidence of the data from Beijing andTianjin.Thenexplained,evaluatedandprovedthefinalresultscalculatedbystructuralequationmodeling.According to the results of competitive factors analysis from the substantialevidence and in combination with the competitive environments of our country anddeveloping target, this thesis studied on the competitive factors of the real estateindustry in Tianjin. Then it analyzed the opportunity and advantages in development.Finally,the thesis brought forwardthe political suggestion about thedevelopment andimprovementoftherealestatemarketinTianjin.
