Since the U.S. sub prime crisis began to appear gradually in the spring of 2006, it swept the world's major financial markets in August 2007. The sub prime crisis has a devastating impact in the U.S. banking industry. This is a rare financial innovation and risk management crisis in the modern financial history for the West. However, on this financial technology level, Chinese financial industry crisis of the modern financial issues involved does not know the depth.Personal mortgage in commercial banks has played a positive role in promoting the reform of housing system and improving the purchasing power of residents in housing consumption in China. At the same time, commercial banks also brought great economic benefits. Therefore various commercial banks regard individual housing loans as high-yield, low-risk credit business, and actively developed. In the process of rapid development, the potential financial risks are continuously exposed in our mortgage business. Chinese commercial banks faced a number of new situations and new problems, with housing prices rising, the State macro-control efforts increasing, economic development and the cyclical fluctuations in the real estate market is also increasing the risk. We need to focus on analysis seriously for individual housing loans in commercial banks operational risk. The bank of the formation mechanism of the risk of systematic research for personal loan, combined with the current development of Chinese financial market conditions, to explore the problem for personal loan banks in the management of business risks, drawing on international experience to strengthen risk management, to form an effective risk prevention mechanisms to ensure that Chinese commercial banks personal loan business to develop healthily.In this paper, I analyze to find that individual credit risk, credit risk developers, financing risks, the potential risks, the bank's internal operational risk, liquidity risk, and mortgage risk are the causes of current personal housing mortgage risks, it relies on four mechanisms: mechanisms for risk aversion, risk reduction mechanisms, mechanisms to transfer risk and the risk of dispersion mechanisms, we designed different preventive strategies for various risks. On this basis, I made some suggestions on the prevention of risks for the commercial bank. First, the cyclical changes in macroeconomic risks. Including macro-economic trends, analysis and forecasting real estate market trends in interest rates, analysis of its loan-to-the development of commercial banks, asset quality and the impact of response measures in time. Second, all aspects of risk for personal housing mortgage, including pre-loan investigation, data review, loan approval, mortgage registration, payment of all aspects of recovery, early warning in time to plug the loopholes. Third, the risk of personal house mortgage is various with laws and regulations change. Personal house mortgage relates to the area of Contract Law, Guarantee Law, Property Law and etc. It would change with various kinds of changes in laws and regulations. Therefore professional staff should research on all types of changes in laws and regulations in the commercial bank, judicial interpretations of the changes in research, take the initiative in which the risk of cognitive change.At present, due to the development of Chinese real estate finance is still in its infancy, the risk of exposure to personal house mortgage with the characteristics of lag, the domestic sector will focus on theory and research focused on personal housing mortgage market development, innovation and service variety quality. Risk control for the studies less attention, even if sometimes involved, the breadth and depth of research also very limited, especially in the individual credit risk, the risk of cyclical changes in the real estate market, the risk of false mortgage project, the risk of intermediary organizations, the rapid development is often overshadowed by the business, largely because of Chinese commercial banks to the risk of individual housing loans do not have a sound monitoring system and a low degree of information disclosure so that the lack of empirical studies researchers the necessary information and data; from the perspective of the financial sector, due to the lack of professional research and maximize the benefits with the market competitive pressures, the majority of banks will be the main energy input to the personal loan product innovation and operational aspects of the study of specific problems, the deep level of risk involved in very few studies. Indifferent to the risks and neglect of domestic commercial banks to expand the size of the asset and are faced with huge potential risks, as the national real estate to further the release of macro-control policies, the gradual return of the real estate market makes rational. However, along with market volatility, the risk of individual housing loans is also growing. Therefore, the development of individual housing loans of commercial banks the key to business is the existence of individual housing loan business risk analysis and prevention.Based on the personal house mortgage bank of the formation mechanism of the risk analysis system, combined with the current development of Chinese financial market conditions, national policies and regulations on the banking provisions, we explore Chinese commercial banks personal house mortgage business, the risk management issues, and establish commercial banks to adapt to the development of a risk management culture, and strive to explore and learn from foreign advanced experience and methods of risk management, and actively study the risk of personal loans to deal with the strategy and measures of financial enterprises in China, which contributes an extremely important practical significance and guidance to the healthy development of financial industry in China.
